Pricing your home to sell!Pricing your property correctly is critical. A Realtor can control the marketing but has no control over the market. That's why it is wise to choose a Realtor first and then to discuss the price. Then, and only then, will you ensure that you are listing with a Realtor with the best marketing plan and not just basing your decision on price. If you were to base your decision strictly on price you would automatically list with the sales representative who gave you the highest price. But telling you what you may want to hear (ie the highest price) doesn't mean your house will sell. Many agents will "bid" on a listing, telling people what they want to hear, only to have the house sit on the market unsold for months on end. The idea of this exercise is to sell your house not just list it. Benefits to proper pricing: 1. Your home will sell faster and for more money 2. Buyers will make higher offers for fear of losing a well- priced home to someone else 3. More showings from salespeople 4. More qualified buyers will view your home 5. A well-priced home can attract competing offers 6. Your home doesn't lose its marketability by staying unsold for months on end The Result of Overpricing: 1. Those who can afford a home at your asking price will soon recognize that they can get better value elsewhere 2. "Buyers can always make an offer", but if the home is overpriced, potential buyers looking in a lower price range will never see it. 3. You will miss the busiest stage of the marketing process - the first 30 days 4. An overpriced home will experience little early activity and will eventually be reduced to market value but by this time it may be too late. By this point buyers are asking "How long has it been listed?" and "What's wrong with it?" A home with this history often will now sell for less than market value 5. Your home will not sell.
